Policy Intent:

This policy works alongside LL6: Strategic Employment Locations to seek to support the release of “appropriate” brownfield sites for redevelopment in the future (beyond Land South of High Street and South Meadow,) to reduce the need for additional greenfield development in the future.

This policy is unlikely to be site specific, unless there is a wish to include particular locations, as LL6 effectively identifies the sites which are not appropriate, leaving this policy idea to support other brownfield development opportunities subject to any criteria specified within the policy.

The outputs of the recent CBC Brownfield Call for Sites is awaited to confirm the current number of available brownfield sites, however the current CBC Brownfield Register (2024) only identifies 5 sites within Leighton Linslade, 3 of which already have planning permission, 4 are pending a decision and 1 site is allocated within the Local Plan, so would there is currently no scope to include a site specific policy.

The policy would look to support redevelopment proposals on brownfield land provided they can demonstrate that their social and environmental benefits will outweigh any economic cost resulting from the loss of any employment use currently on the site.

In seeking to support brownfield development the aim is to reduce the number of greenfield sites needed for housing. As such the policy could consider appropriate locations where gently increasing density or considering mixed uses of sites would be supported to make best use of land (eg ground floor community facilities / parking, with residential accommodation above in town centre locations,) particularly where development facilitate and/or deliver infrastructure improvements.
