LL3: Design Principles Waterside Corridor and Linslade Clusters

Policy Intent:

Similar to LL2 this policy idea aims to ensure development within these focused areas is sensitive to its the surroundings, including the key blue infrastructure of the waterside, respecting its function as a leisure resource as well as for biodiversity and its landscape value.

Whilst LL5 focuses specifically on the development of Bridge Meadow fronting onto the River Ouzel and Grand Union Canal, LL3 considers the wider principles of design in these two “clusters” identified by the draft wider Town Centre Masterplan, order to ensure that any future development along the length of the waterside corridor considers the scale orientation and appearance of buildings in these areas to ensure the special character of the waterside location is only enhanced by development.

Waterside developments can be extremely attractive given their outlook and as such developers will seek to increase the context heights in these areas (typically 4 – 5 storey locally) The policy idea is to define some essential design characteristics of the River and Canal to create a simple design code that all development schemes that lie next to it should comply with.

The policy will also consider how the eastern edge of Linslade functions as a local centre and as a part of the wider Town. It will also need to consider the findings of the Conservation Area Appraisal for Linslade (2009) which proposed a small extension to within this area.
